Quick answer
It depends on location, terrain, acres and how many days you open. Traqhunter's free land rental income calculator estimates roughly $780 a year for 20 bare acres in an average area open 2 days a week, about $3,860 for 80 wooded acres with trails in Arkansas open 3 days, and about $19,760 for 300 acres with an MX track, trails and hills near the Smoky Mountains open 6 days. These are conservative estimates after the 4% landowner fee, not guarantees.
What decides how much I can make?
Four things, all inputs in the land rental income calculator:
- Location. Known riding destinations (like the Smokies, the Ozarks, Hatfield-McCoy, Lake Havasu, Moab and Texas Hill Country) are rated highest. Strong ATV states come next, then everywhere else.
- Terrain. MX tracks, paved tracks and marked trails add the most value. Hills, woods, water crossings, sand and mud add some. Bare, flat, unmarked land counts least.
- Rideable acres. More room lets more groups ride at once, with diminishing returns.
- Days per week. More open days means more chances to be booked.
What does the calculator assume?
These are our assumptions, not booking data:
- A base day price of $30 per group, kept between $20 and $95.
- Prime areas price about 1.4x the base, strong states 1.15x.
- Only a share of open days gets booked: 25–45% in prime areas, 20–35% in strong states and 15–28% elsewhere.
- Up to 5 groups a day on big properties, with extra groups filling about half as often as the first.
- Results are shown after the 4% landowner fee.
